When you put your home on the market you don’t want it to sit there. You don’t want the hassle of working your life around scheduling showing appointments and wondering how long it’s going to take. You want your home to sell fast! So how do you do that?

The last home I sold was under contract in 4 days. How does that happen? Let me first say that we have an unusual housing market here in Spring Hill, TN. There aren’t enough houses available to meet the demand which creates a “Seller’s Market.”

Selling your home fast isn’t dependent on the market conditions though. There are some homes in our market that are still waiting for the right buyer to come along. What makes one home sell faster than another?

The recent home sale at 515 D V Circle had many updates that were perfect for the style of home and the neighborhood. My client had removed the carpet in the main living areas and replaced it with a high quality, low maintenance laminate flooring. They repainted the the home and also updated the kitchen cabinetry by painting the original cabinetry with a coat of white paint. It brightened up the galley kitchen and made it seem much more spacious.

When looking for a fast home sale there is another major element, price. As an agent I want my clients to be able to everything they can out of their home, but if you price you home too high you may push the home out of the price range of qualified buyers.

Make Market appropriate updates.

It has to be priced appropriately for the market, for the subdivision, and for the homes that have sold recently in those areas.
